대형 건축업체 Elad Canada가 자신있게 선보이는 주상복합 대단지 ‘Galleria on the Park’
 


 쾌적한 환경의 공원과 함께 있는 집에서 산다면 매일 산책하며 생활의 활기를 북돋울 수 있을 것이다. 바로 이러한 주거지가 블루어한인타운에서 멀지 않은 더퍼린 스트릿(Dufferin St)과 듀퐁 스트릿(Dupont St) 남서쪽 코너에 들어선다. 

 대형 건축업체 엘라드캐나다(Elad Canada)가 자신있게 선보이는 ‘Galleria on the Park’ 주상복합 단지(1245 Dupont St.)다.

 20에이커의 대규모 부지에 월리스에머슨 공원(Wallace Emerson Park)이 한눈에 내려다보이는 8개의 빌딩을 순차적으로 짓는다. 이곳에 콘도미니엄 2,900 유닛과 30만 평방피트의 소매상점, 2만 평방피트의 사무실을 조성할 계획이다.  

 또한 토론토 최대 규모의 월리스에머슨 커뮤니티센터(9만5,000 평방피트)가 들어서고, 현재의 월리스 공원은 8에이커 규모로 확장 재조성한다. 토론토 다운타운과 미드타운의 중간지점으로 향후 핵심 주거지역으로 떠오를 예정이다. 
 

 엘라드는 노스욕 쉐퍼드 애비뉴(Sheppard Ave.)와 돈밀 로드(Don Mill Rd.)의 '에머랄드시티'(Emerald City) 콘도를 개발한 회사로 한인들에게도 친숙한 곳이다. 캐나다와 미국에서 많은 대규모 개발프로젝트를 성공시켜 실력을 인정받고 있다.

‘Galleria on the Park’의 서북쪽 코너 Phase-1 프로젝트(Block 5)는 29층, 23층 높이의 2개 타워로 조성된다. 현재 알려진 바로는 콘도가 총 604유닛(1베드 267, 2베드 269, 3베드 68)으로 구성되며, 주거용(454유닛)과 임대용(150유닛)으로 나뉜다. 

최첨단 기술을 접목한 인텔리전트 주거시설로 설계해 삶의 질을 한층 향상시킨다. 1, 2층에는 소매상가, 4~10층은 포디엄 유닛, 11~29층은 타워 유닛의 복합형태로 지어진다. 

이중 29층짜리 복합용도 타워 ‘Galleria 01’을 먼저 선보이며, 주거용 콘도미니엄과 4만 평방피트의 상업용 공간 등으로 구성된다. 최초분양 267 콘도 유닛은 493 평방피트부터 1,107 평방피트까지며, 분양가는 40만달러대 후반부터 시작한다. 자세한 내용은 웹사이트(www.galleriaonthepark.com) 참조.

 인근에 Go트랜짓과 지하철역(Dufferin & Bloor)이 있고, 한인타운과 다운타운까지는 차로 5분, 하이파크(High Park)는 10분, 피어슨공항은 30분 정도의 거리다. 트랜짓스코어가 84이며, 주변에 식당, 쇼핑몰 등이 즐비해 있어 워크스코어는 91로 높다.

ELAD Canada introduces first phase of iconic Galleria on the Park development, set to transform Toronto’s west end
 
First phase launch includes Galleria 01 mixed-use tower, new community centre and park, multi-use public spaces as well as affordable housing units


September 3, 2019 (TORONTO, ON) – The Galleria on the Park development is one of the largest communities to be introduced to Toronto this year. Eight mixed-use buildings, encompassing nearly 2,900 condominium residences, 300,000 sq. ft. of retail and 150 affordable rental housing units, an approximately 8-acre park, as well as a 95,000 sq. ft. brand-new community centre that doubles the size of the current facility.
 
Located at the corner of Dufferin St. and Dupont St., the master-planned community will transform the 20-acre Galleria Shopping Centre site into a much-needed vibrant hub in Toronto’s west end. In the much-anticipated launch, ELAD Canada will deliver the expansive Wallace Emerson Community Centre and Park, as well as Galleria 01, a 29-storey mixed-use tower that features condominium residences, and 40,000 sq. ft of commercial space spanning two storeys to support the growing local community.
 
“Galleria on the Park reflects the Toronto we live in today – a city that is active and diverse, featuring amenities and public spaces that reflect how we want to live,” says Dror Duchovny, Vice-President of Marketing and Asset Management at ELAD Canada.
 
The introduction of Galleria on the Park is perfectly timed as the city’s west end shifts from Toronto’s industrial roots. With new artisanal restaurants and cafés cropping up within the Dupont West neighbourhood, along with a fast-growing entrepreneurial energy, and arts and culture scene on Geary Avenue, the neighbourhood is primed for urban renewal.

 
Galleria on the Park will be anchored by an approximately 8-acre park and a new community centre that will form the heart of the community.
 

“Galleria on the Park will be transformational for this neighbourhood’s growth, bringing a downtown lifestyle to this western stretch of Dupont St. On top of creating viable housing options, we are proud to be delivering larger and modernized public amenities and greenspace that will become the central gathering place for the entire neighbourhood,” says Duchovny.

The project began in 2015 when ELAD Canada and Freed Developments partnered on the Galleria site, unlocking one of the largest untapped development opportunities in Toronto. Over the past four years, the partnership has taken a highly-collaborative, community-centred approach to the site’s reimagination, conducting numerous public engagement sessions to better understand their neighbours’ vision, engage experts and collaborate with stakeholders. The opinions of hundreds of people were included in the final master-plan design by Hariri Pontarini Architects and Urban Strategies.

 
Designed by Perkins and Will, the new Wallace Emerson Community Centre will be double the size of the current facility, featuring a wide-range of programming, benefitting the entire community.
 

The new 95,000 sq. ft. Wallace Emerson Community Centre will become one of the largest community centres in Toronto. Designed by internationally-recognized architecture firm Perkins and Will, who also designed the Aaniin Community Centre and Library in Markham as well as the award-winning Albion Library in Etobicoke, the Wallace Emerson Community Centre will feature a wide range of programming and activities for a multi-generational demographic, including an outdoor skating trail, daycare, community kitchen, a dance studio, swimming pools, and a running track, among others. 
 
“The new Wallace Emerson Community Centre and Park will be the anchor and heart of the new development. An urban gathering place where the existing neighbourhood and new community residents will meet,” says Andrew Frontini, Design Principal at Perkins and Will. “The building’s materiality and colour were designed to create a vibrant community beacon that feels like an extension of the park, emerging to make a dramatic statement along Dupont Street.”

A new street will be introduced that runs diagonally through the site connecting Dufferin St. to Dupont St, ensuring maximum public frontage onto the expansive Wallace Emerson Park designed by Public Work, an urban design and landscape architecture firm behind some of Toronto’s most prolific public spaces, including the Bentway and the Wavedecks. A fine-grained network of streets and blocks through the site enhance streetscapes, serving multiple uses, including retail, office and recreational.

As the flagship building for the development, Galleria 01’s design by CORE Architects pays homage to the industrial character of the neighbourhood, clad with dark and rich metals. The heavily-articulated podium steps with stacked boxes, and a soft, earthy finish becomes welcoming at the pedestrian level. Creating a draw for active street life, the double-storey retail at-grade opens out to the park and curves along the new street.
 
“Galleria 01 required a highly-creative design approach that not only took inspiration from its neighbourhood but also responded to the adjacent community centre and park. While the community centre curves concavely, Galleria 01 curves convexly, creating a really interesting architectural dialogue between these two buildings,” says Charles Gane, Principal at CORE Architects.

 
An expansive and modern co-working space doubles as an event space and opens out to a large outdoor terrace providing superb views of the city.
 

The amenities and suites, by award-winning design firm U31, bring urban sophistication indoors. With an emphasis on family-friendly lifestyles, amenities on the third floor feature an expansive co-working space that doubles as an events space opening out to a wrap-around outdoor terrace, as well as a kids’ playroom, a screening and games room, and a chef’s kitchen and dining room. On the 12th floor, residents can enjoy views of the park and the city skyline while lounging by the pool or in the fitness centre.
 
“Galleria on the Park is such a dynamic project, it was important that we provide an innovative and diverse mix of amenities,” says Kelly Cray, Principal at U31. “Taking cues from the neighbourhood, our designs focus on very clean, industrial accents and high contrasts in colour to create a sense of energy and calmness.”
